Misconception 1: The application fee is refundable.
The application fee of $50.00 per person or $50.00 per married couple is non-refundable, regardless of the outcome of the application.
Misconception 2: You can apply for an apartment at any age.
Applicants must be at least eighteen (18) years old to submit an application for an apartment.
Misconception 3: The holding fee is fully refundable regardless of application status.
The $200.00 holding fee will be refunded only if the application is denied. If the applicant chooses to cancel after approval, the fee is non-refundable.
Misconception 4: You can pay the security deposit and first month's rent with personal checks.
Both the security deposit and the first month's rent must be paid with certified checks or money orders made payable to Fieldstone Associates. Personal checks are not accepted.
Misconception 5: Proof of income is not necessary if you have a good credit score.
All applicants must provide income verification. This includes submitting copies of pay stubs, or if self-employed or retired, a tax return from the previous year.
Misconception 6: Renter's insurance is optional.
Renters must provide proof of insurance prior to moving in, with a minimum of $300,000 for personal liability.
Misconception 7: You don’t need to inform utility companies until after moving in.
Applicants must have utilities like electric, gas, and water set up in their name prior to moving in. Information on these utility companies will be provided at lease signing.
Misconception 8: Previous rental issues do not affect your application.
Any negative rental history, including evictions or lease breaches, may result in denial of the application.
Misconception 9: Signing the lease is not time-sensitive.
Upon approval of the application, the lease must be signed and the necessary deposits paid within two weeks to avoid forfeiting the holding deposit.
